Once we get an accepted offer, the time for the inspections and disclosures begins!
All offers can differ so the basics are as follows:
Within a defined period of time, the buyer must complete any and all inspections that they wish to perform, and sign off the coinciding contingencies.
The seller must also within a certain time frame provide the buyer with all documents required to close. Upon receipt of these papers, the buyer has time to approve of them, or make necessary calls, questions, etc.
One of the most important inspections that a buyer is responsible for, and I definitely recommend, is the Home Inspection. This is where an independent, and qualified, individual takes time to go through the major features of the home to look for potential problems.
The inspector should take time to go through the electrical system, plumbing, structural, roof, exterior, and other areas of the home. Their job is to locate the problems, and point them out. I recommend that your get an inspector that doesn't perform repairs, for the obvious reasons.
Once we review the report, we will make a "Buyer's Request for Repairs" where we ask for the seller to make repairs to the items found in the report. The Seller can then respond to the request a number of ways including: Making the repairs, negotiating the requested repairs, or, sometimes they even offer a monitary amount to cover the costs and then the buyer can make the repairs on their own.
I will be present at all of the inspections necessary, and will advise you as needed!
The seller is also responsible for other inspections if applicable, such as, Septic, Well, Etc. I make sure that these are all taken care of! |
